We help clients in real estate lawsuits, foreclosures, partition actions, quiet title claims and disputes involving real property.
We review documents and give advice to sellers and buyers in residential and commercial transactions; advise clients of their rights; enforce and defend clients’ real property interests; prepare contracts, deeds, leases, easements, common wall agreements, revocable trusts and other documents related to real property.
We advise real estate brokerage companies, property management companies and escrow companies.
We help clients in clearing title to land. For example, we successfully helped a client to clear title to 2300 acres of land, which involved a 140-year-old claim based upon Hawaiian genealogy.
We advise corporate clients in disputes involving property rights under commercial leases.
Represents homeowners and directors of condominium associations in arbitration and litigation matters.
Represents homeowners’ associations in all condominium matters, including collection of delinquent accounts, foreclosure actions, enforcement of house rules, preparation and interpretation of condominium documents, negotiations for purchase of the leased fee interest, and negotiation and arbitration of lease rent negotiations.

Work |
Successfully defended 28 defendants in a complex and lengthy jury trial involving defamation and condominium property rights.
Represented 16 individuals and assisted them in the recovery of several million dollars from a stock brokerage company due to mismanagement of their clients' accounts.
Successfully represented 15 defendants before the Hawaii Intermediate Court of Appeals in a decision involving the enforcement of settlement agreements.
Sylvester v. Animal Emergency Clinic, et al. 72 Haw 560, 825 P.2d 1053 (1992) Successfully represented the insured before the Ninth Circuit Court of Appeal in a landmark federal decision involving insurance coverage under a title insurance policy.
Ticor Title Insurance Company v. American Resources, Ltd. 859 F.2d 772 (1988). Serves as arbitrator in various litigation matters.
Represents clients in arbitration matters before the American Arbitration Association, the Realtors Professional Standards Arbitration Committee and various governmental agencies.
Represents clients in collection matters, foreclosure actions, quiet title issues and landlord tenant issues.
Successfully argued landmark decision regarding child support in the Hawaii Intermediate Court of Appeals. Ching v. Ching 7 Haw. App.221, 751 P.2d 93 (1988).

Teaches Real Estate Law for the Kapiolani Community College Paralegal Program since 1980.
Served as a committee member of the Hawaii State Bar Association’s Condominium Committee, Real Property Section. Panelist on the television series, You and the Law in Hawaii.
